    DRIVEWAY SEALING

THERE ARE MANY BENEFITS TO SEALING YOUR DRIVEWAY.

Whether you’re going to repair a damaged driveway or rip it out and install an entirely new one, we want to direct your attention to one crucial care item first. It’s called sealing your driveway. Basically, our technicians apply a coating over your driveway that drys and hardens to form a protective barrier between your driveway and the outside forces that can damage it. There are many benefits to sealing your driveway and they can include:

    Lifespan
    LONGER LIFESPAN

This is the first and foremost benefit. Both asphalt and concrete driveways can last up to 30 years when given the proper maintenance including scheduled sealing.

That’s a lot of time before you have to consider shelling out the money to replace your driveway.

    More Vibrant Color
    MORE VIBRANT COLOR

An added bonus of sealing your driveway is that the sealant makes the colors of your driveway stand out more. So if you’ve colored your driveway or used special stones, it’ll lock in that color and protect it from sun fading. Because who wants to spend the money to make their driveway look beautiful only to have the sun ruin it within the year?
    Protect Design
    PROTECTS DESIGNS

Pavers have become a luxurious choice of material for a driveway. They can be placed in intricate patterns for a stunning effect. The more budget-friendly way of patterning and adding designs to a driveway is through stamped concrete. Whichever you choose, a driveway sealant will limit any damage your hard planned designs take on.

    DRIVEWAY REPAIRS

SOME OF THE MOST POPULAR AND COMMON REPAIRS YOU MAY ENCOUNTER.

We can all agree that driveways endure a lot. The Arizona sun, the heavy cars, the foot traffic, and the weather all add up. That’s why there are various repairs your driveway may need. Here are some of the most popular and common repairs you may encounter.

    CRACKS

It’s the small cracks that will catch you off guard. They look harmless and they don’t really get in your way. But not only do small cracks let weeds, water, and bugs into your driveway, they also can evolve into much larger cracks. So before they get to that point, have our team fill those small cracks and save you from some serious repairs.

    Extensive Damage
    EXTENSIVE DAMAGE

If you’re already at the point where cracks are deep and extensive, or if you have layers of your asphalt driveway coming apart, then call immediately for our emergency damage repair. You don’t know if waiting another day can be the difference between a heavy duty repair or needing a completely new driveway.

    Oil Strains
    OIL STAINS

Oil stains start out pesky and just kind of gross. But if left untreated they can cause heavy damage to your driveway. Asphalt driveways are especially prone to having layers eaten away by the oil stain. And oil stains have to be removed before a driveway can be sealed because the sealant doesn’t adhere to the oil.

Q: Do I need to seal my new concrete driveway?

A: Yes! As you read above, sealing a driveway has a load of benefits that go with it. And sealing your concrete driveway is no different. Even if you have no colors or designs you want to seal in and protect, a sealant will help minimize the risk of cracks and sun damage and give your new concrete driveway the best chance at a long lifespan.

Q: How soon should a driveway be sealed after installation?

A: The answer depends on the material your driveway is made of. If you have a new concrete driveway, you must wait at least four weeks after installation to make sure the driveway is settled and fully dried. If you have an asphalt driveway, it needs a minimum of six months before being sealed. And paver driveways need three months to set before they can be sealed for the first time.

Q: How much does it cost to seal a driveway?

A: Sealing a driveway, like any driveway project, is done on a square foot basis. So the larger your driveway, the more it’s going to cost. The national average for a 1,000 square foot driveway is about $150. But it can cost as high as $300 depending on the quality and make of the sealant and the man-hours needed. And before a driveway can be sealed, oil stains need to be removed and that can add extra costs based on how extensive the stain is and the damage it’s done.

Q: Why sealcoat an asphalt driveway?

A: Asphalt has the unfortunate side effect of taking on serious damage when exposed for long lengths of time to the sun or oil. So both can cause deep cracks or widespread deterioration that can cause anything from water getting under the driveway to chunks of asphalt actually breaking away. Sealing your asphalt driveway can help limit the possibility of this happening and both lengthen the driveway lifespan and reduce repairs needed.

Q: How often should an asphalt driveway be sealed?

A: To help protect your asphalt driveway, you should have it resealed every three to five years after the initial sealant is laid. However, if you notice signs of deterioration or damage, call us right away and our technician can help you decide if you need an early application.

Q: What is the cost of a stamped concrete driveway?

A: To make it easy to get a general look at the numbers, we’ll do the calculations for a 600 square foot driveway. The national average for a medium difficulty design for that size driveway is $7,200. This includes supplies, labor, permits, and everything else that goes into the project. However, very simple designs can get as low as $4,000 and highly intricate patterns can be upwards of $11,000. While this may seem like a high number, it’s the cheapest option for a patterned driveway. Brick pavers laid in a design can total up into the $15,000 range depending on the design. Give us a call to get an estimate for your specific project.

Q: What if I have oil stains?

A: If you have oil stains then there’s no need to worry. We can come in and remove the stains while you sit back and relax. The process is different depending on what the driveway is made of and how extensive the damage is. Asphalt for example, can actually begin to break apart and expose under layers if oil stained for two long. The process gets more difficult the further along the stain is. So to fix it could be burning off the oil, chemically removing it, or buffing it away. Concrete driveways are a bit more resilient, but the process may still involve chemicals or poultice which soaks up oil.

    Q: What about the Cracks?

A: Small cracks can be a pain. But what’s more worrying about them is the fact that small cracks become big cracks that are a lot more than just a nuisance. That’s why it’s vital to get even your tiny cracks repaired early to avoid major repairs. If you’re repairing smaller cracks, then the national average is about $350. For extensive repairs of a heavily damaged driveway, it’ll cost you anywhere from $1,500 to $4,500. But the numbers vary widely depending on your particular repair needs, so have a technician come out for a precise quote.

Are you ready to get your driveway the care it needs? From repairs to resealing, we have you covered. And if you still have more questions, no worries.
